If you've given up on the idea of buying a home in Auckland, then an island in Australia will most certainly get you more bang for your buck.

Wade Island, only 90 minutes from the capital of Canberra, is up for sale between NZ$643,000-$696,000 - around $300,000 cheaper than the average Aucklander home.

The listing on realestate.com.au says a purchase of the island could "completely change your life".

"You get the privacy that you would expect in remote parts of the world, with fabulous restaurants and local amenities just down the road," the listing says.

At 227 acres, Wade Island is just a three-hour drive from Sydney.

Wade Island's accessibility - or lack thereof - is one thing likely to put many off; it's mainly reached by boat, with a land bridge only forming when the tide is low.

It recently failed to sell at auction despite being cheaper than an average house in Sydney, Melbourne and Canberra.

The listing states the current owner had grandiose plans to transform the island into a holiday destination.

Wade Island's agent Nic Salter-Harding told allhomes.com.au that there had been interest in the island, with people expressing different visions of its potential purpose.

This included a wagyu beef farm and a koala sanctuary.
