New property listings have reached a three-year high nationwide, but asking prices have remained relatively static, according to the realestate.co.nz website.
There were 13,477 new listings in November, dominated by Auckland with 4629, data from the website shows.
Total housing stock for sale across New Zealand stood at 27,488 in November, the highest level since March 2016.
Spokesperson Vanessa Taylor says Auckland accounted for 9935 homes on the market in November, a 23 per cent increase compared with a year ago.
The average asking price across the country sat at $636,719, only an 0.8 per cent increase on October.
Ms Taylor said a more stable market was good for sellers and buyers.
"Those looking to trade up or down can do so with more certainty about price expectations," she said.
"There is more choice and less heat."
Auckland and the Central Otago-Lakes region had the highest average asking prices of $956,387 and $948,341 respectively.
