Following months of back and forth with the Environment Court, the proposal to build a controversial development in north Auckland has been rejected.
Todd Property Group wanted to build 1000 houses right next to a marine reserve in Okura.
Developers needed to get the Rural Urban Boundary to move forward, but the Auckland Council refused.
The developers appealed that decision in the Environment Court, and on Wednesday it was rejected.
"The proposal will have significant adverse effects on the natural character and landscape values on the site and surrounding environment," the ruling said.
The land is protected and home to native birds and fish. It's also popular with walkers.
The Environment Court says it's not confident the proposal would protect the sedimentation in the estuary and the marine ecology.
Todd Property Group says it's reviewing the decision.
