A mouldy house with rotting floors and grass growing inside is set to fetch about $1.5 million at auction.

It's up for sale soon, along with the 303 square metres of prime Ponsonby real estate it's built on, which is said to be worth more than a dozen times more.

According to Auckland Council’s valuation figures, the house itself is only worth $100,000 - but it estimates the land it comes with is worth $1.475 million.

The Barfoot & Thompson listing for the five-bedroom property targets "builders, architects and visionaries", calling the place a "serious do-up" on a "lovely flat section".

"Bring your hammer and nails, because you're going to need them," it reads.

Stuff reports that agency manager Tim Irvine deems the house "ripe for renovation or possible removal".

Mr Irvine also said the house had been vacant for "quite some time".

The house will be auctioned on October 24 and the listing reports the owner is after a "definite sale".
